Rent Prices in Switzerland 2025 — Overview and Trends
Updated on 10.03.20258 min read
Rents in Switzerland vary enormously — from under CHF 1,000 in rural municipalities to over CHF 3,000 in Zurich or Geneva for a 3-room apartment. Here's an overview of the current situation.
The most expensive cantons
The highest rents are found in the cantons of Zurich, Geneva, Zug and Basel-Stadt. In the city of Zurich, the average rent for a 3-room apartment is around CHF 2,200–2,500 per month, in Geneva CHF 2,000–2,400. Zug is also very expensive with average rents exceeding CHF 2,300.
The most affordable cantons
Living is significantly cheaper in the cantons of Jura, Neuchâtel, Solothurn and Thurgau. Here you'll find 3-room apartments from CHF 900–1,200 per month. The cantons of Valais and Fribourg also have moderate rents.
City vs. countryside — the price gap
The difference between city and countryside is substantial: in the Zurich agglomeration, you often pay 20–40% less than in the city center, with good public transport connections. Use our interactive rent price map to compare prices in your desired region.
Rent price development
Rent prices in Switzerland have risen continuously in recent years — especially in major cities and their agglomerations. The main reasons: population growth, immigration, limited construction activity and rising construction costs. The reference interest rate also influences rent pricing.
Reference interest rate explained
The mortgage reference interest rate is published quarterly by the Federal Office for Housing (BWO). It's based on the average interest rate of all mortgages in Switzerland. When it rises, landlords may increase rents; when it falls, tenants are entitled to a reduction.
Tips for saving
• Choose municipalities with lower tax burden — the tax savings can more than compensate for a slightly longer commute.
• Cooperatives: cooperative apartments are often 20–30% cheaper than market rate.
• Timing: fewer searchers are active in winter — your negotiating position improves.
• Compare utilities: advance payments can vary significantly.
